Condominium buyers are increasingly being encouraged to have an inspection done; this is particularly true with older buildings and condominium townhomes. A condominium inspection typically would include an inspection of maintenance/service issues for the unit rather than for the building as a whole although when access is possible, common areas are inspected, especially with condo townhouses. Typically during a townhouse condominium inspection, a list of deficiencies is generated so that the new homeowner can inform the condominium corporation of repairs which need to be undertaken. The inspection takes between 2 – 2 1/2 hours, depending on the size, age and condition of what is being inspected. Buyers are encouraged to attend the inspection.
